Willow Springs – Fort Collins, Colorado

To overcome drainage constraints, the Jim Sell Design team oversaw the excavation of more than a quarter million yards of earth to create this 123-acre, mixed-use residential neighborhood. This effort resulted in many walkout floor plans and a large neighborhood park with an on-site raw water irrigation pond. Nearly every resident has direct access to the park through a series of greenbelts behind each cul-de-sac, and children rarely have to cross the street to play.  During 2003, homes sales averaged only about two weeks on the market, after deducting 30 days for closing.  City-wide, similarly priced homes – $350,000 to $450,000 – averaged 14 weeks on the market.
